Quando si firma un affitto si paga una cauzione. (When you sign a rental agreement, you pay a security deposit.)
La cauzione serve per eventuali danni alla casa. (The security deposit is for any possible damage to the house.)
L'inquilino paga solo i danni causati da incuria o colpa. (The tenant pays only for damage caused by negligence or fault.)
Non paga i danni dovuti al normale uso della casa. (They do not pay for damage due to normal use of the house.)
Il proprietario non può decidere da solo quanto vale il danno. (The owner cannot decide on their own how much the damage is worth.)
Non può dire semplicemente: "Mi tengo la cauzione". (They cannot simply say: "I’m keeping the security deposit.")
Se vuole trattenere la cauzione deve fare causa all'inquilino. (If they want to keep the security deposit, they must sue the tenant.)
Sarà il giudice a decidere il valore dei danni. (It will be the judge who decides the value of the damages.)
Se il proprietario non restituisce la cauzione e non fa causa, l'inquilino può fare causa a lui. (If the owner does not return the security deposit and does not sue, the tenant can sue them.)

1. Agente immobiliare: Buongiorno, signor Rossi! Piacere di conoscerla. (Good morning, Mr. Rossi! Nice to meet you.)
2. Signor Rossi: Piacere mio! Grazie per aver fissato la visita così rapidamente. (Nice to meet you too! Thank you for scheduling the viewing so quickly.)
3. Agente immobiliare: Si figuri. Questo è l'appartamento: l'ingresso dà sul soggiorno e, accanto, c'è la cucina. (You're welcome. This is the apartment: the entrance opens onto the living room and, next to it, there is the kitchen.)
4. Signor Rossi: Ottimo. Possiamo vedere le camere? (Great. Can we see the bedrooms?)
5. Agente immobiliare: Certo. Qui c'è la camera matrimoniale. (Of course. Here is the master bedroom.)
6. Signor Rossi: Molto bene. Come sono gestite le bollette? (Very good. How are the bills handled?)
7. Agente immobiliare: Le bollette sono a parte. Sono circa 80 euro al mese, per acqua, elettricità e connessione internet. (The bills are separate. They are about 80 euros a month, for water, electricity, and internet connection.)
8. Signor Rossi: Ok. Che tipo di contratto è? (Ok. What type of contract is it?)
9. Agente immobiliare: È un contratto 4+4, con una cauzione di due mensilità. (It's a 4+4 contract, with a security deposit of two months' rent.)
10. Signor Rossi: Perfetto. Posso pensarci un paio di giorni? (Perfect. Can I think about it for a couple of days?)
11. Agente immobiliare: Certo. Resto a disposizione se ha bisogno di altre informazioni. (Of course. I'm available if you need any other information.)
