The homeowners’ association reminds residents that, before hiring a complete renovation, it is advisable to define the scope by work items (masonry, plumbing and carpentry) and request a realistic schedule. In poorly oriented homes or those with a bad layout, the work usually includes changes to interior partitions and improving direct lighting to take advantage of natural light. 1) Distribución: ¿sería posible mover la zona de comedor hacia la ventana que da a la calle y colocar el sofá en la pared interior? Me preocupa que, al estar algo mal orientado, el salón quede oscuro en invierno.
2) Iluminación: me interesa la iluminación directa, pero sin que resulte fría. ¿Podéis incluir una opción con reguladores y una temperatura de luz más cálida?
3) Certificado energético y ayudas: prefiero que lo gestionéis vosotros. ¿Me podéis indicar el coste del técnico y qué documentación debo aportar para la solicitud en la oficina de rehabilitación?

Si cerramos estos puntos, en principio me va bien empezar el 10/06. Quedo a la espera de la versión actualizada del presupuesto.

Thank you for the proposal. Before confirming it, I have three questions:

1) Layout: would it be possible to move the dining area toward the window that faces the street and place the sofa against the interior wall? I’m concerned that, since it is somewhat poorly oriented, the living room will be dark in winter.
2) Lighting: I’m interested in direct lighting, but without it feeling cold. Could you include an option with dimmers and a warmer light temperature?
3) Energy certificate and grants: I prefer that you handle it. Could you tell me the cost of the technician and what documentation I need to provide for the application at the renovation office?

If we settle these points, in principle starting on 10/06 works for me. I look forward to the updated version of the estimate.
